Our client is seeking an investment professional to complement our team. The successful candidate will be a key contributor in the sourcing, underwriting, documentation, closing, and asset management of equity and credit investments in the commercial real estate space.
The firm’s real estate team invests in a wide range of self-originated financing opportunities for owners and operators of U.S. commercial real estate. Investments include equity transactions on both asset and corporate levels, as well as a broad array of directly originated debt investments with owner-operators, sponsors and intermediaries of real estate properties. They provide flexible financing across the complete range of asset classes and investment structures (including senior, stretch senior, mezzanine, and preferred equity investments).
Responsibilities
- Participate in sourcing, underwriting, and execution of commercial real estate acquisitions/equity investments and loan origination
- Analyze project’s market positioning through independent field work and direct contact with brokers, appraisers and developers
- Evaluate the existing and potential operating characteristics of a project, physical attributes of a site through conversations with market participants, brokers, lenders, and joint venture partners
- Identify, classify, quantify, and mitigate project risks
- Prepare acquisition support and written Investment Committee memos
- Participate in Investment Committee presentations
- Structure/execute joint venture, financing agreements, and other transaction documents
- Participate and contribute to investor presentations as required
Asset Management
- Lead the preparation and approval process of property operating budgets
- Evaluate, hire, and oversee local third-party property managers and leasing agents
- Ensure that property managers are providing timely operating and accounting information
- Analyze operating statements and identify any variances as compared to the budget and business plan and incorporate an action plan if necessary, proactively managing cash flow
- Form a close relationship with property management personnel at all levels to successfully monitor the operations by conducting routine site visits and inspections, discuss leasing, occupancy, capex and/or renovation program to maximize the profitability of each asset
- Lead weekly, monthly, quarterly, and annual reporting of the portfolio
- Prepare reports for internal use with management, portfolio managers and others as needed
Base Salary Range: $130,000 – $185,000
